Full Text
A. A PEC - Planned Employment Center shall follow a three-step approval process, including:
(1) Concept plan;
(2) Preliminary plan; and
(3) Final plan/subdivision.
B. Any amendment of the plan must go through the same three-step process. If, however, the Town's Zoning Administrator believes the amendment is not substantive, then the concept and preliminary approval steps can be combined into one preliminary plan approval.
D. The Planning Commission shall hold a public hearing when considering the preliminary plan (including the pattern book).
E. Outside professional assistance. When requested by the Planning Commission, the applicant shall pay the reasonable costs for the Town to retain outside professionals to assist the Commission in reviewing the plans.
